I’m 27 years old and currently paying about $320 a month in credit card bills through a debt management plan. I’m starting a full time nursing program this fall and will only be working part time so I won’t be able to afford the $320 a month. I moved into my moms house to save money on rent and utilities since I’m going to be a student again. I have about 45K in student loans from my bachelors degree. What are my options for keeping my house?
A little over a year ago, I signed a contract to purchase my house with seller financing. I was to pay the seller a monthly mortgage, and at the completion, I would have the deed transferred to my name. In the meantime, I have possession of the house, and am responsible for upkeep, just as if I were purchasing from a regular bank. I had recently been divorced, and had some credit issues which kept me from qualifying for a good mortgage, which is why I went this route. Since then, I’ve paid the mortgage payment every month, as per the contract. I’ve spent several thousand on upgrading plumbing, insulation, paint, etc. Now I just received notice from him that he’s filed for bankruptcy, and will be losing the house in the bankruptcy. In addition, he has been taking the mortgage that i’ve been paying, and not paying the bank, so they’re sure to foreclose on the house. My credit still isn’t at a point where I can get a mortgage based on everything, so I need to know if anyone can tell me what options I have. I know now that I should have been more careful with it, but I was excited at the prospect of owning my own house, and skipped some steps. I realize its probably a losing battle, and I will have to move, but I also want to be prepared for anything. Should I continue to pay the monthly mortgage to him, even though he’s not paying the bank, just because it’s the right thing to do, and I want to fulfill my contract, or should I just sit back and wait until the time comes that I get a notice on my door? This is totally new to me. I’m in Ohio."

They always ask for it, when I ask they say my credit and such, but what else do they look at? Can they see my previous jobs, the trips I’ve taken? What do they see when they look at my social? Thanks

I applied for a mortgage through USAA about two months ago and was pre-approved. After I found a house I signed a contract and my application became conditionally approved based on several items I had to send in to verify income, credit inquiries, debt, etc. I sent in all of my paperwork and signed all the necessary documents about three weeks ago but my online loan status still says all of my tasks are still pending. On that same page it states that all paperwork and documents will be reviewed within three business days. Is this normal? Should I be worried that I could still be denied even though I am supposed to close in a week? It just seems like it would make sense to review the paperwork early so if there were any discrepancies they could be fixed before closing."

In feb 08 i took out a 18500 401k loan out for down payment on a new home. In May 08 i was laid off from that employer.
